Offices at Burrard Place

Located on one of Vancouver’s most prominent sites along the Burrard corridor, Offices at Burrard Place is a landmark 13-storey commercial tower programmed with ‘AAA’ offices and retail building, that creates a visually compelling entry to Downtown Vancouver from the North Burrard Bridge approach.

Inspired by the unfolding pages of a book, the building allows each tenant and visitor to participate in the narrative of the site. The undulating form sculpts a welcoming street-level plaza and a clear entry to the building, while functioning as passive self-shading during the summer months, when solar heat gain is critical. This architectural form also mitigates glare and optimizes expansive view opportunities.

At its core, this building prioritizes the connectivity between its private space and public realm to emphasize urban integration and community spirit. At grade level, the building is anchored to its urban context through thoughtful landscaping and a prominent automobile showroom at the corner of Burrard and Drake. This showroom is conceived as a ‘house of mirrors’, with cars and shoppers appearing to float within the large open volume.

Functional elegance extends to the programming and spatial experience below grade. An innovative underground parkade utilizes a highly efficient ‘double-helix’ structure and distinct circulation flow for the office and dealership, allowing them to occupy the same floor plate area while maintaining complete functional isolation. The dealership’s auto service and repair centre is also located below grade to maximize the floor area and focus of its commercial operations at grade.
